This program was created in partnership with Essentia Heath. The purpose of this unique program is to increase affordable homeownership opportunities in the Hillside community. This program is now open to anyone, regardless of where you are employed.
The Essentia Homeownership program provides $15,000 in down payment and closing cost assistance for buyers purchasing within the following boundaries:
- East side of Mesaba
- Both sides of 9th Street
- Both sides of 14th Ave East
- The portion of the Central Hillside extending to the lake

Depending on your household income, the following terms are available:
For Households earning 80% Area Median Income by household size and below:
- $15,000, 0% interest, 5-year declining grant (20% forgiven each year)
- Remaining balance due on sale or transfer of the home within those 5 years
For households earning above 80% Area Median Income by household size:
- $15,000, 0% interest, 20-year deferred loan
- Due on sale or transfer of the home during the loan term
